You’ve decided to sell your house. The contract is signed, it’s listed on the MLS (Multiple Listing Service), the sign goes up and the offers should start rolling in! All of us want this to happen but that’s not always what happens.
Before you list your house, let’s take a few steps toward ensuring that your house has market interest and is a market ready home.
The first thing to do is to step back and take a good look at your home. Does your house need repairs? Are they repairs you can make? Are they easy repairs? Are you going to sell “as is” or are you willing to put a little money into your home and fix some of the little things that might discourage buyers? Ask yourself is my house a market ready home?
Next, remove the clutter. Look at your house as if you’re buyers. This is the toughest step when selling your home. Removing clutter and box them up. Store the boxes in the garage or shed along with any extra furniture that you will be taking. If you’re going to leave them in an empty room, make sure that you do not block any natural light or outside view. Do not over pack a room or garage; make sure that the buyers can see the entire house. Another option is to go big and have a garage sale!
When looking at you house as a buyer would, create a feeling of openness and spaciousness. Keep furniture that is proportional to your room. Another words, less is more. The greater the space, the greater the selling factor. Even if it does not appeal to you, do it anyway. Also consider adding mirrors to make an area look larger. Strategically adding a mirror will open up the room.
An excellent strategy is to market your house prior to the first open house. This may bring a lot of showings and potential buyers passing through creating interest.
Follow these simple steps before you open the doors to buyers. You want to make a good first impression and a market ready home is the key to a sale.
